New Residents

On behalf of the Board of Trustees, we would like to thank you for choosing Shadowbrook as your new home. We hope the following information will be helpful.

Whether you are renting out your unit or will be living at Shadowbrook, please visit the office, located in the Clubhouse Building, to obtain a Welcome packet.

We require that you complete this form indicating that you have been provided with and have read all the material. A copy can also be printed from this tab.

After the Welcome packet is filled out, the office can assist you with parking & recreation passes and go over the Rules and Regulations. A copy of your car registration is necessary to obtain parking passes and for those renting through an owner, we will need a copy of your lease at the time of move in.

There is a $200 move in fee due upon receipt made payable to Shadowbrook Condominium Trust.

The difference between a condominium and an apartment complex is legal: there is no way to know a condominium from an apartment simply by looking at or visiting the building.

A condominium is a collection of individual home units and common areas along with the land upon which they sit. Individual home ownership within a condominium area is construed by the delineated boundaries as defined in the Master Deed.

At Shadowbrook, these boundaries include the drywall surrounding a room, allowing the homeowner to make some interior modifications without impacting the common area. Anything outside the boundaries is held in common ownership with the other unit owners.

The Condominium Trust holds this property in trust on behalf of the homeowners as a group. Condominiums have conditions, covenants, and restrictions, and often additional rules that govern how the individual unit owners are to use and share the space.
